There are several new developments in Rosarito.
My favorite is Descanso. It is still in the construction stage.
All the homes have ocean views, the quality of the development is far superior to Las Gaviotas with palm tree lined wide roads leading into it. The homes start at $175,000 and go up from there. You may visit my website at www.baja4uproperties.com (http://www.baja4uproperties.com) for photos.
The development is across the street from the ocean but the home owners plan to buy quads or golf carts to get to the beach through a tunnel under the road. Everyone loves this community.....phase I is sold out and phase II is nearly sold out. There will be a phase III ----appreciation is amazing. Pool, spa, clubhouse, and tennis courts are planned for common area. :)
The development company is solid financially and is well known. No chance of going under.
Send me a personal email if you have more questions. I can take you to the development and tell you all about it.

If you want oceanfront and a feel like Gaviotas, the best choice is La Ventana. It is, however, pricy. Starting at around 400K.
Ventanna al mar will have a similar feeling but be a mix of condos villas and homes. It is in the Salsupuedes area.
There are lots available between plaza del mar and La Fonda in a new subdivision that will have a gaviotas like feel. Big beach, great resaurants and they start at around $200K.
However, there is some inventory in Las Gaviotas right now. You can see it on my website at oceanfrontbaja, com. You can get a brochure there.
